Property Description

Denise Radley Auctioneers are delighted to bring this superb property to the open market. This house has everything one would require. The major selling points include its location and accessibility to Ring, Dungarvan, Ardmore and the main N25 Cork/Waterford roadway. All of these locations are within 10 mins from the property. The other points include the space/layout of this property. The main house is 2500ft sitting on 0.9 of an acre. There are two large workshops both of which are steel structures giving an additional 1440ft. Subject to planning one could run a business from this additional space. Ideal for a crèche. The property also enjoys wonderful seaviews.

It is rare that a property of this caliber presents on the market. The house is very well finished throughout. It was built 13 years ago and a further extension was completed 10 years ago. The house has four double bedrooms of which two are ensuite. One of the bedrooms with an ensuite is located on the ground floor. There is a stove fitted in the main living room.

This property must be viewed to be appreciated. It is located in a well sought after location. Six miles west of the friendly town of Dún Garbhán (Dungarvan) and overlooking Dungarvan Harbour and Muggort’s Bay lies the small coastal Gaeltacht area of Waterford. Nestling against the backdrop of the lovely Comeragh Mountains this Gaeltacht region embraces the Parish of Rinn Ua gCuanach (Ring) and An Sean Phobal (Old Parish).

It is a world apart, in its welcoming people, its scenery, its landscapes, seascapes and above all its cultural vitality. The love of Irish music, song, dance and language is infectious in An Rinn. A spontaneous desire to share tradition with the visitor can erupt at any time in any of the welcoming local hostelries. An Rinn is home to founding members of the internationally acclaimed Irish music group, Danú and world famous singer, writer and Irish folklorist Liam Clancy.

An Sean Phobal (Old Parish) is a quiet, undulating rural area between Ring and the lovely seaside village of Ardmore. Rising high above the sea, the land is interspersed with numerous quiet glens, running down to small, secluded beaches. An Caille Beara in Old Parish is a megalithic tomb dating from around 2,000 BC. Mine Head Lighthouse, dating from 1851 warns “ships that pass in the night” of the dangerous cliffs below while Reilig an tSleibhe (The Hill Cemetry) is a reminder of famine days in Ireland. You can draw inspiration from the colour, the culture and the vitality of this vibrant Gaeltacht.

7 Beaches:
An Rinn and An Sean Phobal have some of the most beautiful, unspoilt beaches in the South East of Ireland. An Coinigear in An Rinn, is perhaps the most famous, and when the tide is favourable, it is possible to walk out along the spit across Dungarvan Bay, practically as far as Dungarvan town, with spectacular views. The property itself is situated only a few minutes’ walk from a small, secluded, almost ‘secret’ beach set at the end of a beautiful country path.
Other beaches in An Rinn include Baile na nGall and the Cove in Heilbhic, a lovely secluded, pebbled beach near Heilbhic Pier. More remote and secluded spots include Faill a Staicin, a quiet strip of stand, accessible over a cliff walk, which is also a very popular spot for on shore angling. Baile Mhic Airt Strand in An Sean Phobal is less widely known and therefore an ideal place for a secluded picnic or sunbathing. The rock formations and coastal views from this strand are truly spectacular. Glenn Cairn/ Ballyquinn strand boasts miles of wide, sandy beaches.
