


Denise Radley, who joined her father Denis in the family firm Radley Auctioneers a little over two years ago, exclusively looks after residential sales and purchases. She believes that good advice from your auctioneer is of most importance if selling or indeed buying in the current climate.
'We have always advised our clients for the right reasons,' says Denise. 'Even at the peak of the property boom we advised our clients, both sellers and purchasers to consider every offer and bid very carefully. The same consideration for your auctioneer's advice applies right now' she adds. Denise goes on to explain 'Six months ago, for example, we advised some clients to accept a bid on their house.
It was lower than they had hoped for but assessing the situation we believed that they should sell at the lower price, mainly to guard against a further decline in their area.
Our clients chose to refuse the offer for various reasons but they have since spoken to us expressing their regret at not accepting the offer which is now a figure impossible to command in the current climate.'
Commenting on the property downturn Denise says that present national difficulties have quite obviously made selling property more difficult but on the positive side there is now more sincerity in potential transactions. 'Two years ago people spent a lot of time viewing new properties just for the sake of it. I find that potential purchasers are taking the matter far more seriously at this point in time and people who are viewing properties may be fewer in number but they are now far more likely to put in serious and realistic bids,' says Denise. It's essential that someone who is completely dedicated to their business is acting for you in your house sale or purchase says Denise.
'The turnaround for property sales is much slower than it was before - that's obvious. Obtaining loan approval is now proving very difficult for some people, but the only way to combat all of these difficulties is, as an auctioneer, to keep on pushing everything through, to commit yourself to the sale or purchase wholeheartedly and to be there, at the end of the phone for your clients, 24 hours a day, 7 days a week,' she adds. 'This has always been the approach in Radley auctioneers and it is continuing to prove successful for us,' says Denise. 'We have a high number of property sales on our books despite the economic climate and it's now a time for hard work, for energy, for enthusiasm and for dedication, whatever your business,' says Denise.
